Two Anthems, two sets of comps

Anthem splits into the gated Country Club and open Parkside, and a sale on one side rarely proves value on the other. Del Webb began building in 1998 and selling in 1999. Anthem is an unincorporated census designated place, not a town, though the Anthem West plats sit inside Phoenix city limits.

Redfin put Anthem's median sale price at $594,606 for August 2026, up 4.3 percent in a year, against $473,406 for Maricopa County. That median is above the 2026 FHA one unit limit of $557,750 (homebuyer.com), so an FHA loan here tops out below the price of a typical Anthem home.

Anthem neighborhoods and the comp question in each

Plat names come from Maricopa County Assessor records, where most Country Club units carry a golf course name.

Anthem Country Club

The guard gated side: 2,866 homes behind four gates on the slopes of Daisy Mountain, around the Persimmon and Ironwood courses Greg Nash designed. Ironwood dates to 1999. Fairway, mountain view and interior lots are each compared with their own kind, never averaged together.

Anthem Parkside

The larger association, 7,229 homes on open streets, with homes on both sides of I-17. Tract plans repeat from plat to plat, so close floor plan matches are easy to find. Lot position, pool, upgrades and what sits behind the back wall separate one sale from the next.

Circle Mountain

Anthem's last planned neighborhood, west of I-17. Lennar took 125 lots and Pulte 77, with one and two story plans from 1,600 to 3,500 square feet, and models opened in 2017. Circle Mountain resales come first, since the first Parkside homes are nearly two decades older.

Arroyo Grande

Part of the Parkside association but cut off from the rest of Anthem by the New River wash, and reached from New River Road west of I-17. The association allows RVs stored behind the owner's gate. Tyler checks wash setback and the FEMA flood map before choosing comps.

Paseo

A Parkside enclave of detached two story patio homes on shared, courtyard style driveways. Each home has an enclosed patio in place of a backyard, and the association handles front yards. Paseo sales lead, because a standard Parkside house with a full yard is a different product.

The Village at Anthem

Condominiums in the center of Parkside under their own association, with an elected board and a manager. Condo sales come first. Tyler also reads the association budget and any special assessment, since condo lenders review both before they fund a loan.

Anthem schools, I-17 and mountain views

Deer Valley Unified School District serves Anthem, and Tyler reports the school by address with no premium attached. I-17 is the main route to Phoenix, so lots that back the freeway are compared with other freeway lots. Daisy Mountain views count only where they're seen from the lot.

Anthem appraisal questions

Common Anthem questions

What does an Anthem appraisal cost?

It's quoted by address and report type. The quote and next inspection date usually come back within one business day.

Does a Country Club home's value include the golf membership?

No. Anthem Golf & Country Club is owned by Invited Clubs, separate from the homeowners association, and social or golf dues are paid on top. If a membership transfers with the sale, the report notes it and values the real estate alone.

Is Anthem part of Phoenix?

Mostly not. Anthem is unincorporated Maricopa County, but Anthem West Units One and Two are inside Phoenix city limits, and the report names whichever applies.

Can you do an FHA appraisal in Anthem?

Yes. Tyler is on the FHA Roster, and the report flags any repair the lender needs done before closing.
