Why Arcadia sales are hard to compare

Land sets most Arcadia values, and lot size swings from plat to plat. Redfin's median sale price was $1,989,040 for the three months ending August 2026, up 49.3 percent in a year, with homes averaging 76 days to sell. A few rebuilt houses closing together can move that number.

Arcadia Meadows lots run near 9,400 square feet in county records; Camelback Mountain Estates lots, near 56,000. Tyler keeps lot sales, original ranch houses and new builds in separate comp sets. The 2026 FHA limit of $557,750 (homebuyer.com) sits well under most Arcadia prices.

Arcadia plats and what sets value in each

Every name below is a Phoenix plat in Maricopa County Assessor records between 44th Street and the Scottsdale line, Camelback Mountain to Indian School Road; lot sizes and build years are county medians.

Del Ray Estates

Sixteen numbered Del Ray plats fill much of the ground from about 45th to 56th Street, Indian School Road to Camelback. County records date the originals 1955 to 1971, plat by plat, on lots mostly 24,000 to 36,000 square feet. An unrenovated 1956 house here often sells for its lot, so lot size comes first.

Camelback Mountain Estates

Plat 1 sits near 48th to 50th Street where Camelback Road meets the lower slope. The median county lot is about 56,000 square feet and the median build year is 1999, so few original houses remain. View, slope and usable pad area move value here as much as the house does.

Echo Canyon

North of Camelback Road near 47th and 48th streets, below McDonald Drive, Echo Canyon has a median build year of 1979 and a median lot near 8,700 square feet. Those small lots make Echo Canyon resales the first comps, ahead of large lot sales a few blocks away.

Ascent at the Phoenician

Condos and estate homes built 2021 to 2026 at the Phoenician near 62nd Street and Camelback Road. The county places them inside Phoenix, yet the mailing address reads Scottsdale 85251. Golf villa condos, mountainside condos and detached estates are compared as three separate groups.

Arcadia Estates

From 48th to 56th Street, Indian School Road almost to Camelback, this plat shows county build years from 1928 to 2018 and a median lot near 16,700 square feet. Originals and rebuilds share the same streets, so age and condition narrow the comps before distance does.

Heritage Hills

Two units north of Camelback Road between 44th and 48th streets, up near McDonald Drive. The median build year is 1974 and the median lot about 16,400 square feet, far smaller than the Valhalla lots next door. Heritage Hills resales come first, then an adjustment for view.

Arcadia Manors

Around 58th and 59th streets, just north of Indian School Road, lots here run near 41,600 square feet at the median. The median build year is 2004, a sign that most originals were replaced. A typical sale is a new house on an old lot, and its comps need to be the same.

Arcadia schools and citrus history

Arcadia High School is in Scottsdale Unified's Arcadia Learning Community though the neighborhood is in Phoenix, so Tyler checks the school by address. The big lots trace to farming: the Arcadia Water Company, founded in 1919, piped Arizona Canal water to citrus groves that gave way to ranch houses after the mid 1950s (Wikipedia).

Arcadia appraisal questions

What does an Arcadia appraisal cost?

Tyler quotes each address and report type; there's no posted fee. The quote and next inspection date usually come back within one business day.

How is an Arcadia teardown valued?

When the house adds little, the sale is mostly land. Tyler compares other lot sales of similar size and view, apart from remodels and new builds.

My mailing address says Scottsdale 85251. Is the home in Phoenix?

It can be. County records put Ascent at the Phoenician, Savoy Estates and Woodshire in Phoenix, so Tyler checks the jurisdiction before choosing comps.

Can an Arcadia estate or divorce appraisal use a past date?

Yes. Tyler values the home as of the date of death or a date the attorney names, using sales that closed near then, documented to USPAP.
