Each name below is on the Town of Gilbert's HOA neighborhood map, and the first comps usually come from inside the same plat.
Val Vista Lakes
Gilbert's first lake subdivision, started in 1985 around Baseline Road and Val Vista Drive, with the US 60 just north. About 900 acres hold 24 subdivisions on four man made lakes, and some sections are gated. Lakefront, lake view and interior homes each get their own comps, and townhomes stay apart from houses.
The Islands
Between McQueen and Cooper roads south of Elliot, The Islands has about 400 waterfront homes on streets with nautical names such as Lobster Trap. A house across the street from the water is a different product from one on it, so Tyler confirms on the plat whether the lot actually touches the lake.
Power Ranch
DMB and Sunbelt Holdings planned Power Ranch on 2,284 acres around Power and Germann roads: about 7,400 homes, two catch and release fishing lakes, and a park at the center of each neighborhood. Park and lake frontage change from one lot to the next, so homes with matching frontage are compared first.
Trilogy at Power Ranch
Shea Homes built 2,035 homes here from 1999 to 2008 for buyers 55 and older, behind a gate west of Power Road between Ocotillo and Queen Creek roads. Houses run 1,153 to 2,505 square feet. A lot on the 18 hole Power Ranch course is tested against matched sales inside Trilogy.
Seville
About 2,900 parcels east of Greenfield Road between Riggs and Chandler Heights, mostly built 2004 to 2008 around the 18 hole Seville Golf & Country Club. Legacy and Estados are the gated sections. Club membership is separate from the HOA, so any comp that sold with one gets a closer look.
Agritopia
The Johnston family bought this land at the northwest corner of Higley and Ray roads in 1960, began planning in 2000 and opened the community in 2003 around 11 acres of urban farmland. The Town lists 469 parcels under one HOA. Few Gilbert sales share a farm setting, so Agritopia resales come first.
Morrison Ranch
Built on Morrison family farmland that once grew cotton, corn and alfalfa, Morrison Ranch runs east of Greenfield Road between Guadalupe and Warner. Town maps split it into villages such as Lakeview Trails, Highland Groves, Elliot Groves and Warner Groves, and Heirloom adds 56 homes on quarter acre lots. Comps start in the same village.
