What decides a Queen Creek value

County line and plat year, before square footage. The town spans Maricopa and Pinal counties; its parcel map puts Encanterra, Ironwood Crossing and North Creek in Pinal. Redfin put the August 2026 median sale price at $636,361, up 0.7 percent in a year, with a median 81 days on market.

That is well above the Maricopa County median of $473,406 (Redfin, August 2026) and the 2026 FHA one unit limit of $557,750 in both counties (homebuyer.com). New builds are the trap: incentives can lift a contract price, so Tyler weighs resales over the builder's price sheet.

Queen Creek subdivisions, plat by plat

Each name below is a residential plat inside the Town of Queen Creek on the town's own subdivision map, with plat years, lot counts, gates and HOA status taken from that map and Pinal County noted where the town's parcel layer shows it.

Encanterra

Shea Homes built this gated golf community off East Combs Road in 85140, on the Pinal side of town. The town maps about 2,300 lots on plats from 2007 to 2020, with select 55 plus Trilogy neighborhoods around an 18 hole course. Course lots are compared with course lots, age restricted homes with each other.

Ironwood Crossing

Queen Creek annexed this neighborhood in 2018, which carried the town line into Pinal County. Its eight residential plats, recorded 2007 to 2017, hold about 2,100 lots. Because the plats came before annexation, Tyler confirms the jurisdiction and Pinal County record for each address before pulling comps.

The Villages at Queen Creek

More than 20 parcels platted 2002 to 2007, east and south of the town center, all under an HOA. Parcels range from 23 lots to 144, which often means different builders and plan sizes. Sales from the same parcel come first; neighboring parcels fill in only when they have to.

Ranchos Jardines

One of the oldest residential plats in town: eight units recorded 1971 to 1980, about 470 lots, and no HOA on the town's map. After five decades of owners, the house on the lot may not match the county record, so Tyler measures on site and checks any additions.

Pegasus Airpark

A gated airpark in south Queen Creek, platted in three units from 2002 to 2007 with 180 home lots, plus its own plat for the runway and hangars. A home with taxiway access has almost no true match outside the airpark, so other airpark sales lead the grid even when they are older.

Harvest at Queen Creek

A dozen parcels recorded 2020 to 2022 with roughly 890 lots, three of them gated, and some still under construction in the southeast part of town. When a builder is still selling nearby, the purchase contract gets read for concessions before any new sale is used as a comp.

Queen Creek school districts and the park edge

Queen Creek Unified serves most of the town; J.O. Combs Unified serves a small Pinal County slice of the east side (Wikipedia). San Tan Mountain Regional Park, 10,200 acres run by Maricopa County, borders the town on the south, and a lot backing that desert is matched with other edge lots first.
