Every name below is on the City of Glendale's registered neighborhood list or its National Register list; dates are the years those lists give.
Catlin Court Historic District
Just north of downtown, Otto Hansen had divided this ground into house lots by 1914. The National Register listed 71 properties in 1992 and 134 more in a 2007 expansion east toward 55th Avenue. Bungalows are the common style, and a house inside the district line is compared with district sales first.
Floralcroft Historic District
Platted in 1928 between State and Myrtle avenues, 59th to 61st Avenue, with 56 properties on the National Register since 2006. It sits across 59th Avenue from Catlin Court, yet its houses are a decade or more younger. When both sets of sales exist, Tyler keeps them in separate columns.
Sands Estates
Homes from 1947 to 1966 on Belmont, Morten, Orangewood and Vista, roughly 55th to 58th Avenue, listed on the National Register in 2011. A postwar house with original wiring and a remodeled one can share a block, so condition and updates explain more of the price spread than square footage does.
Arrowhead Lakes
Gated custom and semi custom homes from 51st to 59th Avenue, Melinda Lane to Beardsley Road, begun about 1985 around four lakes named Great Falls, Emerald, Sunset and Shadow Mountain. A lot on the water and a lot one street back are different products, so lake sales lead the grid.
Arrowhead Ranch
The city registry splits it into phases: Phase I from 1984 between 67th and 75th Avenue, Beardsley to Union Hills; Phase III between the Loop 101 and Thunderbird park; Phase V up to Deer Valley Road by 1995. The private Arrowhead Country Club course winds through Phase I, so fairway homes need fairway comps.
Manistee Ranch HOA
A 1999 HOA tract between Northern and Orangewood avenues, 51st to 55th Avenue, built around the 1897 Manistee Ranch house at 5127 West Northern. Streets nearby date from the 1930s to the 1970s, so Tyler starts with other late 1990s HOA sales before any older resale.
Rovey Farm Estates
An HOA dating to about 2003 between Northern and Glendale avenues, 83rd to 89th Avenue, with the Rovey Farms Elm Grove section following in 2005. Comps usually come from nearby tracts of the same age, such as Cobblefield, Missouri Ranch and Crystal @ Rovey, before any older resale.
