Every name below sits inside Avondale city limits on the Maricopa County Assessor's parcel map; build years and lot sizes come from the same records.
Garden Lakes
West of 107th Avenue between Thomas and Indian School, Garden Lakes has two lakes totaling 37 acres and about 3.5 miles of shoreline, with pontoon and electric boats allowed. Most homes went up from 1987 to 1993. Lakefront, lake view and interior lots each get their own comps.
Crystal Gardens
Just south, between McDowell and Thomas, Crystal Gardens wraps a 72 acre wetland split into 21 cells, and boats are banned. Assessor build years reach 2001 in the first parcels and 2014 in Phase 2. A wetland lot is compared with other Crystal Gardens frontage before anything at Garden Lakes.
Rancho Santa Fe
Between El Mirage and Dysart roads, McDowell to Thomas, Rancho Santa Fe is really several plats: Casitas, Tierra, Vistas and Alta Mira, plus a condominium plat. Newest build years run 1997 to 2001. Alta Mira parcels average about 16,000 square feet and Casitas about 6,500, so the plat name matters.
Coldwater Springs
Coldwater was the town's first name, and Coldwater Springs carries it across more than a dozen numbered parcels between Avondale Boulevard and El Mirage, north of Buckeye Road. Homes went up through about 2008. Each numbered parcel is its own recorded plat, so the search starts with the same parcel and lot size.
Old Town Avondale
The Old Town area along Western Avenue keeps the historic business district. Around it, the original Avondale plat, Highway Sub and Combs Tract mix houses from 1950 with infill finished as late as 2026. On these streets age and condition get matched before square footage does.
Glenarm Farms
Five Glenarm Farms units sit just north of Thomas Road, east of 107th Avenue. Parcels average roughly 27,000 to 35,000 square feet, and the earliest recorded homes date to 1970. Few Avondale sales carry that much land, so acreage comps come first, even from outside the city.
Alamar
The south end's biggest new build sits near Broadway Road west of Avondale Boulevard. Assessor records show homes in Phases 2, 4 and 5 finished in 2025 and 2026, plus a school built in 2023. Resales are scarce, so a builder's recorded price is checked for incentives against nearby resales.
