Every name below is a Maricopa HOA community or a builder parcel inside one, and the first comps come from the same parcel.
Rancho El Dorado
Maricopa's first master planned community, and the first subdivision you reach driving south from Phoenix. InMaricopa counts 3,132 homes, and it is the city's only golf course subdivision, laid out around The Duke at Rancho El Dorado. A fairway lot is tested against matched sales of other course lots.
Province
Gated and limited to buyers 55 and older, Province has a 32,000 square foot clubhouse and 50 acres of lakes, and Meritage has built there since 2004 (55places). Villas share a roof with a neighbor and pay a higher HOA fee than detached homes, so the two are compared separately.
The Villages at Rancho El Dorado
A separate HOA from Rancho El Dorado, with 1,941 homes, two pools, a clubhouse and Butterfield Elementary inside its edges. It is cut into named parcels such as Cantara, Sagecrest and Stonegate. Sales from the same parcel come first; the wider Villages fill in when those run short.
Homestead
InMaricopa counts 2,403 homes here, built by DR Horton, Meritage, KB Home and Gehan under three HOAs, and Homestead has its own fire station. Only HOA 2 is gated. Gated and open sections pay different dues, so gated sales stay with gated sales, and lake frontage is confirmed on the plat.
Glennwilde Groves
1,948 homes wrapped around the city's Pacana Park, with two heated pools and a stocked fishing lake. Builder parcels carry tree names such as Aspen, Hickory and Willow. A house facing the park or the lake has a different setting from one three streets in, and the comps should match it.
Tortosa
Just east of Rancho Mirage on the city's east side, with 2,462 lots. One builder failed partway through, and the bank finished and sold the half built homes, so Tyler checks who completed a house and when. The Trails at Tortosa adds 1,052 more lots with its own pool.
Alterra
Across SR 347 from Desert Cedars, Alterra's 1,005 homes are split into North and South plats, with Maricopa Wells Middle School inside. Much of the site flooded in 1983, before the wash system was changed, so Tyler reads the current FEMA map for each lot and each comp.
