Each name below is on the City of Mesa's registered HOA and neighborhood map, except Dreamland Villa, a county island.
Dobson Ranch
West Mesa's big planned community runs from US 60 south to Guadalupe Road, Loop 101 to Extension Road. Homes went up from 1973 to 1999 around a golf course and several small man made lakes. A lake lot is compared with other lake lots, and the many condo associations inside get their own grids.
Downtown historic districts
Seven National Register districts ring downtown: Evergreen, Robson, Temple, West Second Street, Wilbur Street, Fraser Fields and West Side Clark Addition, listed 1999 to 2010. Tyler checks whether the house sits inside a district boundary, then looks for sales in the same district before reaching for newer homes a few blocks away.
Lehi
Settlers farmed this north edge of Mesa along the Salt River from 1877, and the Loop 202 now runs just north. Some lots run an acre or more with room for horses, and a few farmhouses date to the early 1900s. An acreage lot needs acreage comps, not a tract sale.
Las Sendas
A gated community in far northeast Mesa by Usery Mountain Regional Park, median build year 2001, with the public Las Sendas Golf Club inside. Lots run from small pads to over an acre. Desert, mountain and golf views change street to street, so view and lot type are matched before size.
Red Mountain Ranch
North of the Loop 202 near Power Road, built mostly in the 1980s and 1990s around the Pete Dye course at Red Mountain Ranch Country Club, which opened in 1986. Gated enclaves and townhomes sit inside the larger HOA. A fairway home is compared with fairway sales, and a gated enclave with gated sales.
Leisure World
A gated 55 plus community west of Power Road between Broadway and Southern: 2,664 homes built 1972 to 1994, with two golf courses. Detached and attached homes both sell here. The age rule narrows the buyers, so Tyler starts with Leisure World sales and only then looks at other Mesa age restricted communities.
Eastmark
General Motors once tested cars on this ground between Ellsworth and Signal Butte roads, south of Elliot. The median home here was built in 2018, by several builders at once, and Encore at Eastmark is a 55 plus section. Builder incentives can hide in a recorded price, so new sales are checked against resales.
