Every name below except Old Town is an HOA on the City of Peoria's map, and the first sales checked come from the same HOA.
Vistancia
Sunbelt Holdings owns this 7,100 acre community in far north Peoria, opened in 2004 and planned for more than 17,000 homes around nearly 1,000 acres of mountain preserve. The Village, Blackstone, Trilogy and Northpointe each draw a different buyer, so a Village resale is a weak stand in for a Blackstone house.
Blackstone at Vistancia
Vistancia sells Blackstone as private, gated golf course living, and the city's HOA map puts it between Dixileta Drive and Lone Mountain Road. Caletas at Blackstone is its own association inside. A lot on the course is measured first against other Blackstone course sales, then against Blackstone homes off the fairways.
Trilogy at Vistancia
A gated community for buyers 55 and older, built since 2004 by Shea Homes, with Ashton Woods and Taylor Morrison also listed. 55places counts 3,300 homes of 1,218 to over 3,000 square feet around Trilogy Golf Club at Vistancia. Trilogy West, a separate association, sits to its northwest on the city map.
Westbrook Village
UDC built 3,910 homes in 44 neighborhoods here from 1982 to 1993 for buyers 55 and older, between Union Hills Drive and Beardsley Road, 83rd to 99th Avenue. Houses, attached homes and condos share two public 18 hole courses, Lakes and Vistas. Fairway lots go up against fairway lots.
Ventana Lakes
A 55 plus community near 107th Avenue between Union Hills Drive and Beardsley Road. Shea, K. Hovnanian, Lennar and Greystone built here starting in 1986, and 55places counts 1,701 homes on nine stocked lakes covering 30 acres. Attached units start under 1,000 square feet and stay apart from the houses.
Fletcher Heights
Fulton Homes and Greystone Homes built Fletcher Heights on both sides of Deer Valley Road at 83rd Avenue, and its city map outline runs from about 79th to 87th Avenue. The 7.5 acre Fletcher Park sits inside. Houses backing the park and houses on interior streets are compared separately.
Old Town Peoria
Grand Avenue angled through the original Peoria town site on the old route to the Vulture Mine, and Old Town still holds historic buildings and the Peoria Center for the Performing Arts (Wikipedia). Few HOAs appear on the city map near 83rd Avenue here, so lot size and condition carry more weight than dues.
