What moves a Tempe appraisal

Era, water and HOA rules decide most Tempe comps. Redfin put the city's median sale price at $470,000 for August 2026, up 1.1 percent in a year, with homes taking a median 51 days to sell. That figure blends 1950s houses near ASU with 1970s lake homes, and the two rarely comp each other.

The Tempe median sits just under the county's $473,406 (Redfin, August 2026) and well below the 2026 FHA limit of $557,750 (homebuyer.com). FHA condo buyers should ask the lender early whether the project is HUD approved.

Tempe subdivisions and the comp question in each

Every name below comes from the City of Tempe's map of neighborhood and homeowner associations or its historic district list, and each one raises its own comp question.

Maple Ash

Building started here in the early 1900s, on the blocks from University Drive to Hayden Lane between Mill and Ash avenues, which makes it one of Tempe's oldest neighborhoods. Homes once ran on flood irrigation the city later stopped providing. Age and condition pick the comps here before square footage does.

University Park

On the National Register since 2008, the district is bounded by 13th Street, Mill Avenue, McAllister Avenue, Forest Avenue, the Union Pacific line and the alley south of Apache Boulevard. City records date its homes 1946 to 1956. Sales from this and Tempe's other postwar districts beat any newer tract as comps.

Date Palm Manor

Presley L. Agnew is the architect named for this Modern Movement district off South Mill Avenue, on Palmcroft, Palmdale, Dateland and Dromedary, listed on the National Register in 2015. The city dates the homes 1953 to 1959. A plain ranch sale is a weak comp here, so other modern sales come first.

Borden Homes

The National Register calls it one of the earliest postwar neighborhoods in Tempe. It covers the 1000 and 1100 blocks of South Una and South Butte avenues and part of East 12th Street, with homes the city dates 1947 to 1957. Any addition gets measured on site and checked against county records.

The Lakes

Built in the 1970s and said to be Arizona's first man made lake community, The Lakes mixes houses with condos and townhouses. US 60 runs along its north side and Kiwanis Park sits at the west end. Homes on the water have docks, so Tyler looks first at other waterfront sales inside The Lakes.

Warner Ranch

Around Warner Road, the City of Tempe maps seven Warner Ranch associations, including Warner Ranch Landing, Warner Ranch Manor I and II and Warner Ranch Village. Dues, rules and amenities can change from one phase to the next, so Tyler confirms which association governs the house and starts with sales from that phase.

Downtown and Town Lake condos

Hayden Square, Sienna Court Lofts, The Lofts at Orchidhouse, Ash Court and the Rio Salado and River Run Condominiums associations sit near downtown Tempe and Town Lake. Building age, dues and reserves differ by project. A loft rarely compares cleanly with a garden condo, even one a few blocks away.

Tempe school districts and parks

Five school districts serve Tempe: Tempe Elementary and Tempe Union High School cover most of it, with parts in Kyrene, Scottsdale Unified and Mesa Public Schools (Wikipedia). Tyler confirms the district by address before picking comps, and a home backing Town Lake or Kiwanis Park is compared with others that do.

Tempe appraisal questions

Common Tempe questions

What does a Tempe appraisal cost?

It's quoted per address and appraisal type, with no posted fee. The quote and next inspection date usually arrive within one business day.

How is a lakefront home in The Lakes valued?

Against other waterfront sales in The Lakes first; a dock is hard to price from an interior sale. Condos and townhouses there stay in their own set.

Does a historic district home appraise differently?

Same method, tighter comps: other 1950s houses in University Park or Date Palm Manor. Condition is rated house by house, since remodels and originals can share a street.

Can a Tempe divorce or estate appraisal use a past date?

Yes. Estate work usually needs a date of death value, divorce work may need a set date, and both are documented to USPAP.
