Why club membership decides most Desert Mountain comps

Membership comes first. Owning a home here lets a buyer apply to the club, approval isn't guaranteed, and some sale prices include an equity membership (The Holm Group). Tyler drops or adjusts any comp that carried a membership the subject lacks.

Redfin's Desert Mountain median was $2,399,165 for the three months ending June 2026, down 22.0 percent in a year, with a median 148 days on market. All of 85262 sat at $1,584,314 in August 2026. A quarter heavy on cottages or estates swings either figure, so neither prices one house.

Desert Mountain villages and the comp issue in each

Each village has its own gate inside the community, and the cleanest comp is usually a sale from the same village.

SEVEN Desert Mountain

Condos, villas and custom homes from three builders sit within walking distance of the par 54 No. 7 course, many on its fairways. The village is deed restricted to require club membership, issued at close of escrow with no waitlist. Sales elsewhere in Desert Mountain, where joining is optional, need that difference handled.

Saguaro Forest

Every home here was custom built, and they vary widely, with some lots on the Chiricahua course; one listing combined two lots into a 1.85 acre parcel on its 10th fairway. With no two houses alike, size, finish quality and land value get adjusted one by one.

Apache Peak

Custom homes of roughly 6,000 to 12,000 square feet sit at the base of the mountains, with views toward Pinnacle Peak and the city lights. A 6,000 square foot sale and a 12,000 square foot sale don't bracket each other well, so size and view are matched first.

Apache Cottages

Small attached cottages within walking distance of the Apache Clubhouse, and among the least expensive homes in Desert Mountain. Many are sold as lock and leave second homes, and listings often call them remodeled. An updated cottage and an original one can sell far apart, so condition gets rated unit by unit.

The Haciendas

The developer built every home here from stock designs, usually three or four floor plans, so houses differ mainly in interior finish and view. That makes this one of the few Desert Mountain villages where a same plan resale can serve as a near direct match.

Lookout Ridge

Semi custom homes on three floor plans, about 2,900 to 3,500 square feet with three bedrooms, sit high above the Renegade course near the Sonoran Clubhouse. Listings sell the golf, mountain and city light views, so a home that lost part of its view gets compared with that in mind.

Renegade Trail

Eighteen homes back the first fairway of the Renegade course, many with fairway and city light views. With so few houses, a year can pass without a sale inside the gate, and the search moves to other fairway villages in Desert Mountain before going outside it.

Desert Horizons

Custom homes here run about 3,000 to 5,000 square feet with three to five bedrooms, set around the Apache course, and many sites look over it. A lot on the course and one a street back are different comps, even inside this one village.

Schools, gates and the forest edge at Desert Mountain

Desert Mountain is in Cave Creek Unified School District; confirm it for the exact address (The Holm Group). The community sits near 3,000 feet against Tonto National Forest (Arizona Golfer), so a lot on the forest edge is compared with similar lots. Tyler arranges guard gate access before the visit.

Desert Mountain appraisal questions

Desert Mountain appraisal questions

What does a Desert Mountain appraisal cost?

It's quoted per address and purpose, with no posted fee. The quote usually arrives within one business day.

Does a club membership change the appraised value?

It changes which sales count. A comp sold with a transferable membership gets adjusted or dropped when the subject home has none.

Why do SEVEN comps come from SEVEN first?

Buyers there must join the club; elsewhere in Desert Mountain joining is optional.

Can an 85262 estate or divorce appraisal use a past date?

Yes. A date of death or other retrospective value uses Desert Mountain sales from around that date.
